What leasing options are available?

​We offer flexible lease terms of 3 - 14 months. 

Do you offer co-living with individual (by-the-bed) leases?

No, we do not offer co-living. We do one lease per apartment, with everyone 18 and older on the same lease. 

What are your application requirements? How long does the application process take?

We require a household income of 2.5x the market rent and other qualifications. Typically, it takes less than 2 days to process an application. We verify credit history, employment, income, rental history and perform a background check for all applicants. The length of time to process depends on how quickly we can get this information from outside parties. You can expedite the process by filling out the application completely and providing copies of your 2 most recent paycheck stubs. 

Can I apply online?

Yes, please! Just click on the Apply tab to get started with an application. 

How much is the deposit and is any of it refundable?

The deposit is anywhere from $400 - $675 based on approved credit. The refundable portion is $125 for apartments and $140 for townhomes. *Amounts subject to change at any time.

Is there an application fee?

The application fee is $35 per person. Anyone age18 and older must apply. *Amount subject to change.

When is rent due and how do I pay it? Is there a late fee for overdue payments? Is there a grace period?

Rent is due on the first day of the month. We accept checks, money orders, cashiers check, debit in the office, or online with an e-check or credit card. We offer a grace period of 3 days. The late fee is 10% of your market rent. 

Is renter's insurance required?

​Yes, we require renter's insurance with $100,000 of liability coverage. Personal content coverage is highly recommended.

Do you have other items available for rent?

​Yes, we have garages for rent, and the clubhouse is available to rent for private events. 

What happens if I need to move out before my lease expires?

​There is a lease settlement agreement that requires a 30-day notice and an additional lease settlement fee of 2x the market rent. 

Can the apartment be sublet or listed on Airbnb or VRBO?

Our leases do not allow subletting or leasing to short-term rental platforms like Airbnb or VRBO. 

What are the occupancy guidelines?

​The occupancy limits are 2 people per bedroom plus 1 in the living room. 

Do you accept Section 8 vouchers?

Yes. Please contact our leasing office for more information. 

Do you have ADA compliant apartments?

​Yes, we offer ADA apartments dependent on availability. 

Do you offer discounts?

​We offer discounts to students, teachers, military personnel, preferred employers, and police. 

Do you allow felons?

​We approve or deny applications as a whole. Please read our qualification guidelines for more information. 

Can I request a specific apartment? How long can you hold an apartment?

Yes, you can request a specific apartment, depending on availability. We hold apartments for two weeks maximum with the deposit ($400 - $650 OAC). *Amounts subject to change.

What are the hours for the leasing office, clubhouse, fitness center, and pool?

  • Leasing Office - Monday - Friday 9 AM - 5 PM, Saturday 9 AM - 3 PM, Sunday Closed
  • Clubhouse - the same hours as the leasing office. 
  • Fitness Center - For your convenience, the fitness center is open 24/7.  
  • Pool - The pool is open daily from 10 AM - 10 PM during the summer months— head on over for a swim.

Do you have cable and internet?

Yes, we offer cable through Xfinity, and offer free internet service through Mereo. Residents can opt to upgrade their internet packages to faster speeds, contact management for more info about how that works.  

Do you have package lockers/how do I get my packages?

​Yes, we have an Amazon Hub Package Locker that is accessible 24/7. 

Is storage included? Is additional storage available?

​Apartments include extra storage off the balcony or patio. If you need additional storage, we have garages for rent. 

Do you have grills available?

Yes! We have charcoal grills available. They are located in the courtyard for our residents to enjoy. 

Do you have bicycle racks?

Yes, we do. We're happy to provide a place for you to park your bike. 

Is there a laundry on-site?

​Yes, we have a 24/7 accessible laundry facility onsite, as well as washer/dryer connections in the apartments. 

Can guests use the amenities?

Guests are welcome to use amenities as long as they are accompanied by the resident.

What is the smoking policy?

Our policy is no smoking in the apartments or common areas.

Who do I call if I have a maintenance issue?

​Work orders can be submitted online. You may also call the leasing office. Provide your name, apartment number, phone number, a description of the issue, and whether we have permission to enter if you are not at home. If you have a maintenance emergency after office hours, you can call the office to reach our answering service. 

Do you allow pets? What is the pet policy?

​Yes, we accept dogs and we have a bark park too! So bring your furry friend along! Dogs must be over 6 months old. Limit 2 pets per apartment. Restricted breeds and max weight do apply. Please contact us for more information. *Exotic animals not allowed. 

What is the parking situation?

We assign one covered parking stall per apartment. All uncovered parking is available to all registered operational vehicles. Garages are also available for rent. Please contact management if someone is parked in your spot. Guests need to have prior approval from management, We provide snow removal, contact management for more details.  Also, please note that we do not allow recreational vehicles to be parked on the property.

Are there building quiet hours?

Yes, quiet hours are from 10 PM to 8 AM. Please be considerate of your neighbors. 

Are there fees for using common areas?

​Rental fees apply for clubhouse rentals, but all other communal spaces are free for our residents. 

Are you near public transportation? What are the nearby traffic routes?

We are 15 minutes away from the nearest TRAX Station: West Jordan City Center on the red line. ​We are minutes away from Mountain View Corridor and Bangerter Highway. 

Is there shopping nearby?

​You can find everything you need nearby! Check out Smith's Marketplace and Jordan Landing shopping center. 

Are washers and dryers available? Are they in the apartments?

​Apartments have connections for full-size washers and dryers. We also have a laundry facility available 24/7 for residents. Rentals are available through the appliance warehouse.  

What kind of appliances are in the kitchen?

​Apartment appliances include a refrigerator, electric stove, dishwasher, microwave, and garbage disposal. 

Is there a shower or a tub?

​All apartments come standard with a shower bathtub combo. 

Are the apartments furnished?

No, they are unfurnished so residents can create their own atmosphere. 

What size apartments do you offer?

​Our one-, two-, and three-bedroom apartments and townhomes range from 705 to 1430 square feet; providing plenty of room for everyone. 

What type of flooring do the apartments have?

​Our apartment homes have plank, carpet, and vinyl. 

Do any of your apartments have patios or balconies?

​Yes — and patios and decks provide access to extra storage space, too.

Do apartments have air conditioning?

​Yes, each apartment has central air conditioning to keep you comfortable.
