We offer lease terms from 3 - 14 months and they vary in price.

What are your application requirements? How long does the application process take? Expand FAQ Close FAQ

We require a household income of 2.5x the market rent and other qualifications. Typically, it takes less than 2 days to process an application. We verify credit history, employment, income, rental history and perform a background check for all applicants. The length of time to process depends on how quickly we can get this information from outside parties. You can expedite the process by filling out the application completely and providing copies of your 2 most recent paycheck stubs. .

The application fee is $40 per person. Anyone age 18 and older must apply. *Amount subject to change.

How much is the deposit and is any of it refundable? Expand FAQ Close FAQ

Yes, there is a required security deposit and a portion that is refundable based on the condition of the apartment after move-out. ​$550-$1000 deposit, $125.00 non-refundable.

Is renter's insurance required? Expand FAQ Close FAQ

​Yes, we require renter's insurance with $100,000 of liability coverage, listing Serengeti Springs as an additional insured or interested party. Personal content coverage is highly recommended.

When is rent due and how do I pay it? Is there a late fee for overdue payments? Expand FAQ Close FAQ

Rent is due on the 1st day of the month. We prefer online payments from our residents but we still accept checks, money orders, cashiers check, debit in the office. We offer a grace period of 3 days without late fees. The late fee is 10% of your rent.

What happens if I need to move out before my lease expires? Expand FAQ Close FAQ

​There is a lease settlement agreement that requires 30 day notice and an additional lease settlement fee depending on length of lease remaining - anywhere from 2 to 3 times the market rent.

The occupancy limits are 2 people per bedroom plus 1 extra person.

Our one-, two-, and three-bedroom apartments and townhomes range from 705 to 1430 square feet, providing plenty of room for everyone.

Leasing Office - Monday 8:00-5:00; Tuesday 8:00-6:00, Wednesday 8:00-5:00, Thursday - Friday 8:00-6:00; Saturday 9:00-4:00 Sunday Closed. Fitness Center - For your convenience, the fitness center is open 24/7. Pool - The pool is open daily from 10 AM - 10 PM during the summer months&mdash. .

Yes, we have an Amazon Hub Package Locker. Packages from Amazon and most other carriers are accessible 24/7.

​Yes, we have a 24/7 accessible laundry facility onsite, as well as washer/dryer connections in the apartments.

We assign one free covered parking stall per apartment. Uncovered parking is available to all registered operational vehicles. Garages are also available for rent. Guest need to have prior approval from management.

Yes, we have charcoal grills located in the courtyard ready to go for your cookouts with friends.

​Guests are welcome to use amenities as long as they are accompanied by the resident.

Who do I call if I have a maintenance issue? Expand FAQ Close FAQ

Work orders can easily be submitted online. You may also call the leasing office. Provide your name, apartment number, phone number, a description of the issue, pets, and whether we have permission to enter if you are not at home. If you have a maintenance emergency after office hours, you can call the office number to reach our answering service. .

​We are just 3 minutes from Mountain View Corridor and about 10 minutes to Bangerter Highway. The closest TRAX station is only 10 minutes away: 5600 West Old Bingham Highway station.

You can find everything you need nearby! We are within 2 miles of a Smiths Grocery, Home Depot, multiple restaurants, & other shops; developing/expanding area (closer than Jordan Landing) I’m not sure how to refer to that area though because it’s not a designated plaza, village, or shopping district.

Our policy is no smoking in the apartments or common areas.

​​Yes, we accept dogs! So bring your furry friend along! Dogs must be over 6 months old. Limit 2 pets per apartment. Pets are required to always be on a leash. Restricted breeds and max weight do apply. Please contact us for more information. *Exotic animals not allowed.

Yes, quiet hours are from 10 PM to 8 AM. Please be considerate of your neighbors.

Apartment Amenities

​We have electric washer and dryer hookups in all the apartments. Rentals are available through Appliance Warehouse. We also have an onsite laundry facility on site that is accessible 24/7.

Apartment appliances include a refrigerator, electric stove, dishwasher, microwave and garbage disposal.

​All apartments come standard with a shower bathtub combo.

​ The apartments are internet-ready, no router required! Apartments also have Smarthome locks and thermostats. The base speed of 200 mbps as well as Smarthome features and water, sewer and trash are bundled into a utilities package fee. Additional internet speed upgrades are available.

Yes, every apartment has a patio.

​Apartments include extra storage off the balcony/patio. If you need additional storage, we have garages for rent.

​Yes, each apartment has central air conditioning to keep you comfortable.

Are utilities included? Expand FAQ Close FAQ

Utilities are separate from your market rent and will need to be setup through Rocky Mountain Power and Dominion Energy. As soon as you have been approved for an apartment and given a move-in date, you will need to set up accounts with both of these companies so the utilities start on your move-in date.
